Which utility serves me, and why do you keep asking?

Kansas assigns exclusive certified territories, so your address determines your provider rather than you choosing one. It matters more here than in most states because the state incentive requires a data center to buy power for ten years from the utility certified for that ground. Your electric bill tells us who that is. If you would rather not dig it out, the county is usually enough for us to work it out ourselves.

There are turbines on my place already. Does that help or hurt?

Usually it helps, and not for the reason people expect. Wind development brings substations and transmission into country that otherwise would not have them, and that infrastructure is the valuable part. Existing lease arrangements do need looking at, since they may commit portions of the ground or restrict what can be built where. Send us what you have signed and we will read it before either of us gets ahead of ourselves.

I farm this ground. Would I have to stop?

Not necessarily, and not usually all at once. A facility occupies a defined footprint rather than every acre you own, and an option period can run for a year or more while you continue farming exactly as you do now. Where a purchase does happen, timing around a crop year is a normal thing to negotiate. Raise it early and it is straightforward to accommodate.

Is water going to be a problem in western Kansas?

It is a fair question and a live one across the High Plains. Some designs use very little water, and the state incentive itself requires operators to commit to conserving, reusing, and replacing water. That does not settle every local concern, and we would not tell you it does. What we can say is that water is examined seriously as part of screening rather than treated as an afterthought.

What would you actually pay me?

Not something we will invent before looking. For this use the electrical situation drives value far more than acreage does, which is why two neighbors can be in genuinely different positions. After screening we can discuss real figures, and if someone quotes you a per acre number before seeing your ground, treat that as information about them.

Do you want ground in eastern Kansas or western Kansas?

Both, for different reasons. The east offers fiber and workforce, the west offers space and infrastructure that generation built. What we are not doing is limiting ourselves to the counties that are already in the newspapers. Send yours regardless of where it sits.

How fast does this move?

Screening takes a few days. Beyond that the property and your own timing set the pace. Options tend to move faster because not everything has to be resolved before anyone signs, which is one reason landowners frequently start there. Outright purchases run longer since more must be verified first. You will get an honest schedule once we understand the property rather than an optimistic one now.
