This website is operated by PoweredLandCo. By using it, you agree to the terms below. If you do not agree with them, please do not use the site.

What we are, and what we are not

PoweredLandCo is a principal buyer and site developer. We are not a licensed real estate brokerage and we do not represent sellers.

We buy land and we take options on land for our own account, with our own money, carrying our own risk. Specifically, and in every state where this site operates:

• We do not perform real estate services for you or for anyone else, and we are not acting on your behalf.
• We do not represent buyers or sellers in a transaction, and no relationship of trust or representation is created between us by your use of this site or by your sending us information.
• We are not paid a commission, a finder fee, or any other compensation tied to a transaction on your property. You are never charged anything by us for any reason.
• We do not advertise, promote, or offer your property to third parties. If we want your land, we buy it ourselves.
• We do not appraise property or give opinions of value for you to rely on. If we name a price, it is what we are willing to pay, which is not the same thing as what your land is worth.

You are free to hire your own attorney, accountant, appraiser, or other advisor at any point, and for a decision of this size you probably should. Nothing we say should be treated as a substitute for that.

Information on this site is general

The pages and articles here are written to help landowners understand a process most people go through only once. They are general information and are not legal, tax, financial, or engineering advice. Rules and programs change, and what applies to one property may not apply to another. Do not rely on this site as the basis for a decision without checking it with your own attorney or accountant.

No offer is made here

Nothing on this site is an offer to buy your property or a commitment of any kind. Any actual offer from us would come in writing, signed, and after a conversation. Submitting a form does not create an agreement between us and does not obligate either of us to do anything.

Information you send us

When you send us information, you confirm that you are permitted to share it and that it is accurate as far as you know. We understand that a landowner may not know the answer to every question, and that is fine. Saying you are not sure is always acceptable. Deliberately false information is not, since we make decisions and spend money based on what you tell us.

Our privacy policy explains what we do with what you send.

Limits

We work to keep this site accurate and available, but we do not guarantee that it is free of errors or that it will always be reachable. To the extent the law allows, we are not liable for losses arising from your use of the site or from reliance on general information published here.

Other sites

We link to outside sources, including utilities and government agencies, so you can check facts for yourself. We do not control those sites and are not responsible for their content.

What you send us is not confidential

Please do not send us anything you consider secret. Information you submit through this site is used to evaluate your property and to contact you, as our privacy policy describes, but it is not treated as confidential and no confidentiality agreement exists between us unless we sign one. If we later negotiate on your property, that is the point at which to put confidentiality in writing.

Changes

We may update these terms. When we do, the date at the top of this page changes. We do not apply changes retroactively to a transaction already under way.
